Many of the old homes for sale in Southold may not offer the current upgrades and finishes the buying public is looking for in the North Fork real estate market.  A properly priced outdated home can take advantage of a few home improvements and create a freshly updated home that stays within the current Southold market value. 

This is a segment of the North Fork real estate market that I have worked with many purchasers of old homes for sale in Southold.  We establish a team and outline a program to achieve the goal of purchasing the dream home you are looking for but may not be available in the current condition you desire. With a little bit of legwork and research we are able to take advantage of the current loan programs, rebates and contractors that work in the North Fork marketplace. 

For a primary residence many home purchasers are not aware of the FHA 203K Rehab Mortgage.  This program will allow buyers to finance up to $35,000 in extra funds to update and improve the home being purchased.  The program works with approved contractors to complete the work. The house will then have to appraise for the full value of the mortgage once the repairs have been completed.  Many of the larger banks offer Purchase and Renovate Mortgages.  The government is offering a wide variety of tax rebates for energy efficient upgrades.
